- Mildly alkaline formulations (pH 7.5–9) — effective and gentle; the environmental choice
Suits: oily film, cooking exhaust deposits, traffic emission residue, biological soiling such as moss and algae
Note:
- Strong alkalis are corrosive too and should be avoided
- Mildly alkaline formulations are the best balance — enough cleaning power without harming the materials
Neutral (pH 6.5–7.5)
Neutral agents clean through the penetrating and emulsifying action of surfactants.
Characteristics:
- The safest option across every facade material
- Corrodes nothing
- Well suited to routine maintenance cleaning
- Somewhat weaker on stubborn soiling
2. Why the environmental formulation is the better choice

Strong acids and alkalis lift soiling quickly, but every application does cumulative damage:
- Tiled facades — acidic agents roughen the glaze, so the tile picks up soiling faster next time
- Stone facades — strong acid dissolves the calcite content, changing the stone's grain and colour
- Curtain wall glazing — acids cause irreversible hazing of the glass surface
- Metal cladding — both strong acids and strong alkalis cause oxidation, discolouration or corrosion

3. What Taiwan's environmental regulation requires
The Water Pollution Control Act
Taiwan regulates cleaning wastewater discharge strictly:
- Discharged wastewater must have a pH between 6 and 9
- It must not contain heavy metals or toxic substances
- It must meet effluent standards
Wastewater from strong acids (pH below 3) or strong alkalis (pH above 11) will very likely exceed the statutory discharge standard, exposing both the owner and the contractor to an environmental penalty.
Biodegradability
As regulation tightens, biodegradability has become a central criterion:
- A biodegradable agent breaks down by 60% or more within 28 days once released
- It does not accumulate in watercourses

Urban atmospheric deposits

- How it works: the surfactant penetrates the oily layer, emulsifies it, and it rinses away
Moss and algae
- Appearance: green or black-green biological growth, common on damp elevations
- Recommended: a neutral to mildly alkaline formulation with a biocidal component
- How it works: removes the existing growth and inhibits regrowth in the short term
Mineral deposits and scale
- Appearance: white or grey-white crystalline deposits
- Recommended: a mildly acidic organic acid formulation such as citric acid, pH 4–6

Oily and traffic-related staining
- Appearance: yellow-brown to black sticky staining
- Recommended: a mildly alkaline degreasing formulation, pH 8–9
